Located in a quiet residential pocket of San Francisco, the 815 Joost project began as a modest two-bedroom, one-bathroom home — a typical configuration for the area. Due to the site's natural slope, the original living spaces were confined to the elevated upper floor, while the lower level housed a garage, storage, and unpermitted spaces.

The renovation reimagined both levels with a focus on spatial optimization and legal transformation. On the upper floor, the kitchen was opened up to create a more expansive layout, and a new primary bathroom was added for functionality and comfort.

The lower floor was the true focus of transformation. What was once underutilized and partially illegal space was fully legalized and converted into two bedrooms, two bathrooms, a family room, and a home office. This not only doubled the usable area but redefined the home’s livability.

Without altering the home’s exterior appearance, the final layout now offers four bedrooms, three bathrooms, two living areas, and a dedicated office — a complete, comfortable residence suited for modern family life within the original footprint.

The interior design bridges modern elegance with vintage charm, paying homage to San Francisco’s historic character while introducing contemporary warmth. The materials and color palette strike a balance between refined nostalgia and clean-lined function.

The expansive backyard was also thoughtfully reimagined. Custom planters, layered decking, and a mix of hardscape textures create a dynamic yet cohesive outdoor experience — one that complements the home’s new life as a small-scale urban retreat.
